multifamily deals

Hi there guys:
I'd like to know a method to analyze deals on multifamily properties. With time, I've seen more and more small and medium size buildings with a lot of vacancies in my area, and at some point these landlords could be a target. Must likely there's more than one technique, but some general guidelines would be good.Take in consideration that my intention is to flip the properties (not holding).
