Hi there guys:
I'd like to know a method to analyze deals on multifamily properties.With time, I've seen more and more small and medium size buildings with a lot of vacancies in my area, and at some point these landlords could be a target. Must likely there's more than one technique, but some general guidelines would be good.Take in consideration that my intention is to flip the properties (not holding).

How long is the average broker listing, 6 months or a year? I would like to keep track of this for a future opportunity.
Also, what's the formula to calculate the value on multifamily units if there's been no other comparable sale around for more than 6 months?

Hi everyone:
I'm going to present this case to you and see what you guys think about the whole situation.
I contacted the owner of some vacant land that's FSBO, and the guy gave me a list of eleven more properties that he wants to get rid of. Among them there's three 4 unit apt. buildings,one 3 unit apt. building,one 5 unit apt. building, one duplex, four SFH , and two commercial lands.The seller said the properties are fully rented. He has everything indiviually priced for full market value(total is 2.5 M ) and he said he wants to live his last years (he is around 65 years old) without the hassle of dealing with his properties.He would consider owner financing for a big enough down payment or a discount for an all cash offer .He also said he is considering listing everything with a broker if nothing good comes up in the next few days.
Now, considering that I would like to flip the properties but don't have a buyer's list:
Do you think some buyer would be interested in so many different kinds of properties at the same time?
Should I try a low ball offer in a contract with a long inspection period to try my luck ?
Do you think the sellers' lawyer would ask me for POF?
Can I pass this deal to a more experienced investor and make some finders fee commission ?
What should be the best strategy here?
Should I pass on the deal ?
Please throw as much info as possible, this is a BIGGIE :cry:

Thanks for the promp answers guys but I misled you with the info.
The asking price is $ 435,000 and the size of the property (1000 sf ) only applies to a small house within the whole lot. The total size is almost 10,000 sf and the estimated prices given by the sites are obviously according to this data. Again , MY FAULT

Hi everyone!!
I need some help with an issue on evaluating the price of a property that I'm trying to put under contract. It's a vacant lot of roughly 1000 sf in a highly populated area of my city and the owner has been trying to sell for a while without results The asking price is around $ 435, but I did some research and all online comparison sites seem to be way off from each other( Eppraisal $175 ,Zillow $250 ,Cyberhomes $600) The lot is sorrounded by multifamily ,SFR , and some commercial units.How do I know what to offer in this case?
