@Paul Hutcherson Welcome to the Bay Area! It honestly depends on what your actual budget is and how much you can afford. You said you are prequalified for a "decent amount" but how much exactly is that? Knowing that will help us determine which areas you should search in.

@Diana Smith Accessory Dwelling Unit - also sometimes referred to as a "granny unit" - which is a secondary unit on a property where a single family home resides.

@Grant D. I agree with others that she's probably trying to avoid liability by giving you an exact price point to offer. What I do with my clients is offer them a range of value based on comps and then I tell them the price I think it will go for. I then tell them to offer whatever they are comfortable with and I position them the best I can to the sellers. This is the best you can do and it ultimately informs the buyer but allows them to make their own decision. It sounds like you do have a good agent, but maybe try to communicate with her that you'd like her professional opinion on a range she thinks it will sell for and you will write your offer with that information in mind, but ultimately make your own decision.

FIRE SALE, Major damage due to fires. EXCELLENT Alamo Square Location. Property consists of TWO FULL FLATS PLUS par basement. Spacious candidate for REMODEL and or EXPANSION. Some vintage remains, with hardwood floors, Fireplaces, and bay window design. Classic bay window exterior facade, Front and rear garden/yard. Again, EXTENSIVE FIRE DAMAGE PROPERTY SOLD AS IS.

*square footage not verified by seller or agent

@Chris Bryson @Josh C. I've been to that meetup at Hotel Zeppelin and it is a great way to meet investors and just network. There aren't any sales pitches or presentations so it's a good way to just meet people. Hope to see you guys at one!

@Daniel Pierson Hello from SF! Have you checked out any of the meetup groups? Those are good ways to meet local SF investors and I know many are investing out of state.

@Josh C. Welcome from San Francisco! Check out the meetups that get posted. There are lots of investors from the Bay Area that invest out of state so you can probably get a lot of insight from networking with them!
