Need a Collection business model for owner finance houses

In the past I owner financed a large portion of my houses and it has helped feed my wife and children so I'm not trying to complain. I have enough houses that I'm getting paid on that it seems like I have went from being an investor to being a babysitter/ note collector. I don't want to chase folks for payments, but that Is what I think about on a regular basis. I don't want to do it nor does my wife. I despise it!

If I did rentals only I would not of got this far.( in my Opinion), but now I would like to figure a way to pass up the collection part and dealing with late/ no payors.  I am not looking to get out of real estate, but I want a life beyond collections.

If there is someone out there in BP Land that has 20 plus owner carry houses that has this challenge whipped?
