It’s worth a shot to explain to the seller your situation and ask them to give you short term financing. A refi is promoted as being easier than on the purchase side.

@Pat L. what was the name of the product you used? Also did you use a product for rust prior to the coating?

Our building is a 4000 square foot building one story, so it is a good sized roof.

@Bryan Richardson even if you found a real live seller that may be interested in that method you would need to meet them in person to get a yes. You have to seller your offer in person not on the phone, unless your paying cash.

We purchased a metal building and the roof has some rust in some areas of the metal roof. Is there a special product to apply to stop the rust? Is there a special seal all in one coat or is it a two steve procedure? Can I simply paint it? 

Please advise:)

@Pete Storseth for what it’s worth you probably shouldn’t be talking big game if 1k will sink your ship. If the guy “ “Really” is successful 1k is small fries. I have paid a ton in actuall paid boot camps, courses and a mentor or two. One of which helped a lot. I paid almost retail prices for second hand real estate training material many times, I didn’t know any better of course. Why would this guy want to give you the training he probably paid for? I paid $200 dollars for a second hand Carlton Sheets course almost 20 years ago. I paid $500 for second hand Ron Legrand Cd’s as a noob. I paid 3k for my first 3 day boot camp and they up sold me on a mentor of sorts that gave me his contracts and did help me somewhat. For the right person and training I would be willing to pay big bucks again. At this stage in the game I wouldn’t know who to seek out for training per say. The last person that wanted to change me suggested 20k, but I wasn’t sure that he really knew much more that I did. He told me about how he worked 18 hours days in his first few years and how he was broke when he did his first 50 deals. I felt he was dishonest making statements like that and my wife thinks I’m smart already and didn’t agree to the lastest mentor training.

If the PM has a good contractor or handyman it could be to your advantage. Unless you are doing a lot of personal rehabs you may not have the right contacts. If you have a great Hanyman today he might be unavailable tomorrow. So far I have been happy with the contacts and over sight of my PM.

Not illegal per say. Real estate is a long term play and buying single family houses Sub2 doesn't make a person rich over night. A person would need to do many deals in the SFH field to truely get traction. I have done many Sub2 deals over the years and unless a person is stable and a long term investor then Sub2 deals are just another way for noob investors to mess over someone other than themselves.

BP discourages Sub2 for the most part. I was doing them, before I found BP. Get training or pass on this technique is my Opinion.
