Oleg, Thx.  Thats what i have been told.  I have talked to 1 local bank and they are not interested in those loans at the moment.  I am hoping someone knows of a bank that would work within loans of 100k.  Otherwise I will just have to call on them All.

Does anyone know of any local MD banks that would deal in loans under 100k and do cash out refinances on houses purchased and turned into apartments after renovation?

Hi, thanks for the reply. I put few more offers in and have lost pretty much by the margin of what the financing costs are. Do you think the market will thin out after summer or is it here to stay for awhile? Also if I were to partner with a contractor how would they work?

Hi all, I am currently working on finding flip by way of mls right now with plans to move to marketing campaign and eventually the brrr strategy but my problem is this, I live in Anne arundel county Maryland and I have now put in offers on 4 single families and have now lost each one significantly over list. I feel as though the margins are so slim that I can't go any higher but yet cannot understand how anyone else can go in any higher on these deals. I am using financing which does have cost associated over a pure cash buyer. Is the inventory just so low that everyone is fighting over and taking what they can get to stay busy or is there a lot of 203k buyers out there? Any help would be appreciated so I can figure out what to do to get my first property moving.
Hi all, Does anyone know of any local banks doing rehab loans? Seems a few banks as of late decided to stop doing those loans and now I am searching again for someone to work with on my first flip. Thanks
