Working on a probate lead and need advice on the purchase offer

Hey guys, I need your help and advice

I am working on a probate lead, and need to give an offer asap, I know there is other investors and the owners have some realtor friend that going to do highest and best....

its a single family, 1/1, living area 1400 sq. the house need updating like

kitchen, floors, paint, bathroom . the only problem is that  i don't have comps, no 1/1 just 2/2 or 2/1 thats sell for 200-220k 

Im not sure what offer to give, and I am planing on flipping it or even hold, I want it to be my first flip

ill say the house also in foreclosure, judgment about is 136k 

I would love if I can learn from creativity on how should I win that house and what should I do with it
