@Sean Johnson that would be very convenient for me. I live in Buford, 30519. How worthwhile do you think it would be for me to target my marketing campaigns in 30518? Are there distressed homes with distressed owners? I haven’t seen too many.

@Andrew Turner thank you! The thing is that I’ll be sending out direct mail from lists that I purchase. I need to have zip codes. Simply targeting an area by county such as Gwinnett is too broad. What are some of those pockets that you mentioned? I’ll target southwest Atlanta, but I’d love to lock in some properties in the northern counties. I just have to be more specific.

I’m starting to wholesale, and I’m looking to do some heavy marketing in the hottest areas in the Atlanta Metropolitan area, including Cobb, Gwinnett, and Decatur.

I want to be as efficient and specific as possible. What zip codes would you recommend I target my marketing campaigns?

Thanks to everyone for your replies. I have a few hard money lenders I’m considering, but I figured I’d look into other avenues before going down that route. I’ll definitely at least try and at the very least build rapport with them.

Hello! I'm going to dive fully into my flipping business. I'm starting my LLC, have a business plan, and I'm very familiar with the BP calculators. Assuming that I bring all of that to local portfolio lenders/community banks, are there any in the Atlanta metro area who'd be willing to fund my deals that you'd recommend?

Brent Coombs What I don't understand is why that never shows up whenever Brandon shows us examples of the deals he analyzes. After all, he always analyzes deals and tweaks the numbers to the point where he gets his full investment back. Thanks for your response!

When I analyze properties, I often get "Inf%" under Cash on Cash Return. What am I doing wrong? What does it mean?
