Exit Strategy Discussion

Hi all, new to this and learning, but I feel paralyzed. I have spoken with a family who is open/interested in chatting with me tonight about creative financing. I found them in Zillow (FSBO) and I have some info from them but I'm not real clear on exit strategy. I'm not even sure if it's a deal worth pursuing. Anyone interested in chatting via msg? Frustrated.
