What was your "AHA" ! moment in real estate ?

This "aha" moment could be a slice of ectasy or agony. For myself it was the moment I got the keys to my first SF property. I purchased this pre foreclosure property off market from a wholesaler in a double escrow transaction for 106k in 1996. It is now worth over 800K.

1978 I was 14 and I helped my father rehabbed a rental property. He taught me the tax benefits of owning rental properties. I witnessed in action as he has continued to own this property until today. He has never had a vacancy and only three tenants in that time. My daughter is now 15 and she has recently assisted me in rehabbing the past two homes I have prepared for renting.
