Another Ugly 2017 Wholetail Deal

I really need to stop buying houses site unseen.  Almost ended up upside down on this one but I figured for the small investment I would take the risk.  Purchased this one from a wholesaler and could not get inside due to unwilling tenants.  Home was literally 500 ft from Lowe's and would have made a great tear down and possible commercial rental but gotta take make winnings when I can. 

$24K Purchase Price plus all closing costs

$1000 Clean up fees

$30K Sales Price

$2500 Profit

Listed this home for $34K but after two weeks with no offers decided to take an offer of $30K. Home was in need of about $35-45K of rehab for an ARV of $85K or rent at $1000. I currently have multiple projects going on in the DFW area so I decided to wholetail this one.
