Is it still a good idea to buy in Nashville for an Investment

Hello! I've live in Nashville for the past 10 years and have got to witness the real estate market get out of control. People are still moving to Nashville at high rate and I was wondering if anybody here is from Nashville or knows the market and thinks it's still a good Idea to buy in Nashville. I have the money to buy anything up to 180k which can still get you something decent if your lucky. I get nervous about it though because I'm not sure how long this surge will last and how much more the properties will appreciate. I'm looking to Invest so any thoughts and opinions would be greatly appreciated. Thank you!
