My tenant is three weeks late on rent, and he said he cant afford my place and has agreed to move out, however his word means nothing because he lies quite a bit, do I need to still file an eviction or have him sign a contract saying he agrees to move out in a certain time frame. Just looking for the easiest an fastest way to get him out. He's on a month to month lease and since i have taken over the house he has not signed a new lease with me.

I bought my property on July 12th, the tenant has not paid the rent for the whole month of July including the amount owed the the previous Landlord, also he is on a month to month lease and I have not signed a new lease with him. Will it be easier to kick him out since he has not signed a lease with me, am I obligated to give him a 3 day pay or quit notice or can I just flat out evict him.

Thats what I thought Thank you!

Hello, I just purchased a tri-plex here in Nashville TN, I just received a letter and a check for one of the deposits for one of the units from the previous landlord. The letter said they could not give me the second deposit because the tenant defaulted on their deposit to pay a month of rent so he would not be evicted and would come up with the money later. Is this legal? I feel this should not be my problem and the previous landlord needs to pay the deposit regardless. Or does the tenant need to pay a security deposit ASAP or ill be forced to evict him? Any advice would be great i really dont know what to do.

Great! Thank you for the response.

Hello! I've live in Nashville for the past 10 years and have got to witness the real estate market get out of control. People are still moving to Nashville at high rate and I was wondering if anybody here is from Nashville or knows the market and thinks it's still a good Idea to buy in Nashville. I have the money to buy anything up to 180k which can still get you something decent if your lucky. I get nervous about it though because I'm not sure how long this surge will last and how much more the properties will appreciate. I'm looking to Invest so any thoughts and opinions would be greatly appreciated. Thank you!
