Running comps on Triplex Kashmere Gardens Houston, TX

Hello BP community,

I am having trouble running comps on a triplex. The only properties that have sold in the Kashmere Gardens area, Houston TX. (ABST 32 HARRIS & WILSON) are duplexes or 4 plexes when running comps. Is there a formula I can follow, so that I can make the proper adjustments when making an offer?

Also the seller is looking to sell 2 empty lots with the triplex so any tips on looking up values for lots would also be appreciated.
