Current Renter Want to Approach Owner to Buy

Hi,

Im currently renting a house in Southern California and I'd like to approach the owner to see if he would be willing to sell. Whats the best way about doing that? 

Is there anything to be cautious about when approaching the owner? Im currently month to month so I dont want him to raise rent on me if im asking him about purchasing he knows I could afford more.

Any insight into the best way to do this would be greatly appreciated.
