Hi, Does anyone have a trustworthy and fairly priced General contractor that can do most repairs? or a company I should ask for bids from locally? I Need, Flooring, Painting, General Repairs and then possible new kitchen cabinets. I live in California so I can't easily just start getting bids from different companies.

Can someone tell me how to apply for the EIDL since the website hasnt been updated?

Is there a pdf of the application we can mail in?

Reported 0 for employees as it's just me and one SFR that paid free and clear. I received the $1,000 today. I put what my typical rental income was for the year in the application. I am applying the $1,000 to cover some of what the renter didn't pay in April. If I get more, I will use it to cover the unexpected no pays from rent while this plays out. I applied 3/31, application number 267,xxx

Thanks @Jeff Rabinowitz I'm not interested in them having to finance the property at all.  I found the owners information so I will mail them a letter. I like the idea of an option to buy... Any insight into how much that usually is?

Interesting in the aspect of longer leases. I usually offer my tenant a discount for 2 years because I know the income's guaranteed.

@Natalie Schanne Thanks Natalie. I rent through a Property Management Company and they have insisted that after the first year lease thy will only do month to month. He won't let us do 2-3 years leases (I'd love to lock it in and not have to worry about it)

So my other problem is I don't even know if the owner would know my name or give me the time of day to talk to him.

Hi,

Im currently renting a house in Southern California and I'd like to approach the owner to see if he would be willing to sell. Whats the best way about doing that? 

Is there anything to be cautious about when approaching the owner? Im currently month to month so I dont want him to raise rent on me if im asking him about purchasing he knows I could afford more.

Any insight into the best way to do this would be greatly appreciated.

Hi, 

I'm in town looking at a property that needs some major work (roof, rotted wood, siding) and was wondering if you guys know of anyone that could give me estimates tomorrow during a walkthrough so I would know weather to put an offer down or not?
