5 Year Amortized Opportunity?

I have a client who develops affordable housing. We want to crowdfund their projects in tranches but the only way it pencils is if investors get paid over 5 years amortized. Even though it pays a 10% annual rate, I'm concerned that might be too long of a timeframe. Opinion?

@Dan Summers you can sell pretty much anything. Some folks think that 10% for 5 years is great. Others won't touch anything that long term. Some want greater rate of return. There is no magic bullet. You have to do something and see what sells, if not pivot and try again.
