Should I Buy the House I Rent?

Purchase Price would be around $208,000. Might be able to owner finance for two years and re-fi out. ARV around $275,000. Needs about $25,000-30,000 in work to get it to where I would want it to be for my house, but could probably be a real solid rental for about half that. Taxes are around $2,700 a year. My thoughts are to buy it, fix it as I live in it for a year or two, refi out and move into the next. I welcome any questions you have! Cheers!
