Marjorie, your confusion is understandable as turnkey is used in a lot of different ways by sellers. However, what I consider a true turnkey REI I think would be in line with Mackaylee's. It is a full service where as an investor I buy a home that has been fully rehabbed and has a tenant in place by closing (or very near thereafter) so it essentially cash flows from day one when I own it. That means the turnkey company (seller) acquires the property, does the construction, and has property management in house (preferable) or working in tandem with unaffliated company. This kind of turnkey investment is fully eligible for conventional financing in the US.
