How do I transfer a loan from my partner to myself?

Hey guys/gals! This is my first post but I'm definitely not new to bigger pockets. I listen to Josh and Brandon almost every day while I'm on the road. So my partner wants to get out of the duplex we own together. Currently, the loan is under him since he financed it as an owner occupied property. My question is, how and what do I have to do to have the property in mine and my new partners names (new partner is buying old partners share in the property). And what implications come from transferring the property? My concern is to make the transfer happen I will have to take out a new loan which will be for an "investment property". Is it possible to assume the loan? After listening to multiple podcasts, it sounds like it is difficult to assume loans today. Any advice would be greatly appreciated! Best, Cam
