I Need Some Advice.

So I sent messages to several FSBO's on Zillow.com a while back. I got a response back from one of the sellers and I told them that I could either buy using seller financing or a cash offer for about 70% of their house's value. He said that he is interested in the cash offer. I'm having a hard time coming up with the offer numbers. This house is located in the Morgantown WV area. Does anyone have any advice for me? It's hard to come up with the ARV on zillow. Does anyone know enough of the Morgantown area to assist me in coming up with a good ARV and offer? Thanks all.

I need to call this individual back before 3pm (EST) tomorrow. ANY advice at all would be helpful. Thanks.
