How does a county assessor evaluate a duplex

Hi Everyone,

     I am hoping someone here in Oklahoma can help me with this. I've got a seller wanting to sell his duplex. I am working on analyzing the value and to see if its worth it. I'm looking at the county assessor to see what they value the place at and it is way lower than what the seller is wanting. I'm curious, does the assessor evaluates it as per side or does it look at the property as a whole?

Thanks in advance for any help you guys can provide.

Assessor value is not pertinent in my opinion - it's strictly for taxation.  The market determines value.  So you should pull comps of other similar properties in the area that have sold recently and use those to get a better idea of what you should offer.  Once you find a reasonable offer per the market then use the tool above to see if you will be able to cash flow from purchasing that property.  You'll also need to know what the average rents are in the area.  Best of luck to you.
