My First Deal Analysis
Hello All - New Pro Member here =) and brand new Investor looking for my first flip.
As @Brandon Turner suggested, I am starting to practice analyzing deals to get used to the process. Analyze 100 to find 1 right? Although this is fun, I can already see the value of networking with a wholesaler. It took me almost 40 mins to do just the one, hopefully it goes faster as I get more familiar with the market.
I got the ARV by visiting my country assessors website and researching similar parcels. I found one that looks like it was recently flipped around the corner from this one. Other than that, I made up the numbers, so i was hoping someone could take a look. The property is currently listed for $155K, and its almost gutted right now.
I didn't think this exercise was going to actually result in my wanting to take next steps, so I thought I would post this here for some feedback. Please review -> My First Analyzed Deal and let me know what you think.
