Hi Everyone - I just passed my state/national real estate exam yesterday!  Whoop whoop, and now I am ready to start connecting with some contractors and lenders in the area.  I've already started making some calls, but are there some great ones out there you would recommend?  I am partial to the Central/Downtown phoenix area.

Thanks for all the feedback. So on the topic of cash flow... In my mind, I buy a co do for $70k, renter pays on it for 7 years, loan gets paid off, I now have a property that is all cash flow (minus the obvious HOA and monthly expense). I'm speaking in high level terms. But your saying that is false?

It seems to me that the only way into the real estate investment game is to begin with condos. I've been trying on single family homes, but I keep getting boxed out by cash buyers. My strategy is buy, repair and rent. Pay down the mortgages and have a higher cash flow in 10 years. Any advice on what I should look out for????

Thanks @Brent Coombs - I made adjustments as the deal was countered, and its looking more like a negative cash flow now. Still including the rental price of the 3 units as if they were all rented. 2 for $700 and 1 for $1250 a month. I would be living in the $1250 unit and renting out the one bedroom apartments at $700 each. So even though the cash flow is showing as negative, with managing the property myself, and the ARV estimating at $420,000, does this look like a good deal even though the cash flow isn't showing there?

In my mind it does, because i am currently paying $1200 in rent myself, so this would not be a difference in out of pocket for me.
