How's everyone doing ? What do I factor into analyzing a Brrrr deal ? Also what are some methods for coming up with a offer price ? Sorry if I'm too vague.

@Malcolm Darensbourg Learning how to run the numbers for a BRRRR is the easy part and as @Michael Spadoni mentioned they even have calculators now so you don't forget to account for the numbers.

The key to the BRRRR strategy is making sure that before you buy on the front end that you have access to or have lined up financing on the back end. That is the lynchpin to the strategy that is often overlooked.

How do I know this? I work as a loan broker and I talk a lot with BRRRR landlords looking to refi out of a hard money loan or get their own cash out. We do those kinds of refi loans with only 30 days seasoning but not many lenders do.
