Afternoon Colleagues,

I'm in need of a recommendation for a reputable Knoxville source who is familiar with neighborhoods within that market. I'm currently in conversation with an local resident whose looking to sell their home and maximize their ROI if the market permits. Their open to doing any renovations needed if that's going to position them for the best opportunity to sell the property. To my understanding recent comps in the area have hurt the neighborhood slightly. But of course there is no way for me to confirm this without having actual comps of subject at question. However there was a recent sale in the neighborhood of a FSBO, listed aggressively at $128,000 and sold not long after hitting the market. I would love to get feedback or in contact with someone familiar with this market and discuss a potential opportunity if the numbers permit. The home at question is very similar if not identical to the following FSBO that was recently sold. See the following address of FSBO sold as a reference...Thanks and I look forward to speaking with you all soon.

  • 4410 Greenfern Way Knoxville,Tn 37912
  • Listed at $128,500 (not sure what it actually sold for)

@Cecil Mason for properties in Knoxville and Knox County use the public website KGIS.org - Then click the large Map button in the upper right corner - it will pull up the map of Knox County and then just enter the address in the search bar - for 4410 Greenfern Way (located in a zero lot line development built in 1992) the new sale has not been recorded but the existing owner (FSBO?) paid $130,900 in 2008. The market range is probably about $120-$130K.

There are many investors and Realtors in the Knoxville Real Estate Investors Association (KnoxREIA.com) who will be happy to work with you on specific projects. For example, one of our members just completed a single family fix & flip in the adjoining neighborhood.

Happy Investing,

Victor Jernigan
