I also reside in San Diego, and have for the past two years. I'm originally from Memphis,Tn and have decided to invest in my hometown market instead of here locally in San Diego. Personally with the budget that I have allocated for investment projects, the Memphis market has proven to produce continuously favorable returns. However, I honestly think it depends on your financial goals and what you're aiming for as it relates to what markets to invest in. For example, I'm strategically purchasing/seeking cash flow rental properties that contribute to my monthly income, and assist with my current lifestyle. So with my situation, cash flow is viable to my success. Hence the reason I opt for the Memphis market, being I can buy at a much lower price point and still have positive cash flow every month after expenses. Meanwhile, if it was appreciation that I was seeking, then San Diego has historically shown to have one of the best markets for that strategy. Post: Evaluating Non-HOA Townhome in Memphis

Hello my Colleagues,

I'm in contact with a seller as it pertains to an off market deal. Seller is looking to offload an investment property which is a Townhome located in the 38119 area code that is currently renting for $850. Historically, I believe 38119 has proving in certain areas to be great for multifamily investments. However location of the property in question, is located in the Greenlodge Townhomes Phase 3 subdivision. I'm considering adding this one to my current investment portfolio if I can somehow acquire the property at a slight discount. 

Doing my due diligence, there hasn't been much activity as of late in the neighborhood that supports the seller asking price of $65k. Most recently their was a townhome in the area that sold for $42,000, and another one that is currently listed at $74k. So therefor its challenging to kinda gauge a true evaluation of what the property is actually worth. With that, wanted to know if any of my colleagues in the Memphis area, have had experience in this particular neighborhood? Any insight is welcome and would be greatly appreciated.

Afternoon Colleagues,

I'm in need of a recommendation for a reputable Knoxville source who is familiar with neighborhoods within that market. I'm currently in conversation with an local resident whose looking to sell their home and maximize their ROI if the market permits. Their open to doing any renovations needed if that's going to position them for the best opportunity to sell the property. To my understanding recent comps in the area have hurt the neighborhood slightly. But of course there is no way for me to confirm this without having actual comps of subject at question. However there was a recent sale in the neighborhood of a FSBO, listed aggressively at $128,000 and sold not long after hitting the market. I would love to get feedback or in contact with someone familiar with this market and discuss a potential opportunity if the numbers permit. The home at question is very similar if not identical to the following FSBO that was recently sold.
