Turn key properties under 40k

I'm interested in turn key properties. Im just starting off and would like suggestions on markets in which I can pick up properties under 40k. Are there any turn key companies you recommend? Thanks for any info you can provide.

Dayton, Ohio has several properties in "C" class neighborhoods that will fit the above listed criteria. I work with investors that purchase properties in the price range of $8K to $20K and then rehab for another $10K to $20K. Once completed you have a low CapEx property that will bring in anywhere from $600/month to $850/month in rental income depending on the number of bedrooms.
