First phone call

Hello all I received my first phone call from a magnetic sign I placed on my cars. I spoke to her and got the info on her property. It's a 3 bed 2 bath 1400 sf it was built in 1979 she said it has new roof new siding and new driveway . Her realtor told her to list for $180,000 she already told me se would accept $160,000. Most of the homes with similar stats in the area for sale are closer to the $160,000. I forgot to asks what was owed. She says it needs paint and carpet I've tried all the Realestate websites to find pictures but it last sold in 2005 for $165,000 no pictures available. Comps are hard with no Pictures to compare. I imagine the kitchen and bathroom need updating. My question is what's my next step? I think I need to make an appointment to go see the property or is it worth the time because she wants what I think it may be worth now ? If I do go see the house do I make a offer at 65% arv less repairs and closing cost or put it under contract for higher then negotiate down once I have solid comps and repair cost ? Sorry if I'm rambling I'm scared and excited all at the same time. Thanks in advance for any advise.
