I went to the CAZA meetup last night and I LOVED IT!!! Last night's topic was "Buy and Hold" which exactly how I am operating. It was very informative. I will definitely be attending them regularly.

I had not found a good contractor BUT I attended a networking event for real estate investors in NOVA last night and came away with several business cards. Many of those who attended were house flippers who said they would be happy to pass along their contractors information to me.

I am in Fairfax county. I just bought here last year. My other two properties are in Stafford county and both are doing well. Interested in positioning myself for the next purchase next year and taking the time to education myself and network with others in my area who are willing to share their knowledge. - Elise

How long did the renovations take? How many flips have you done? Did you finance the original purchase or did you go in all cash? How did you pay for the renovations? Did you finance those or were they all cash as well? Love the renovations!!! 

So in the example I gave in wanting to reno the bathrooms you would use more than one contractor? It doesn't seem like big enough job to warrant more than one.

Thank you all for responding to my post. Still learning how to navigate this site. It's a "C" neighborhood that has "B" class brand new housing being built all around it. I foresee it developing into a "B" neighborhood but don't want to go overboard. I am leaning towards "refreshing" all 3 bathrooms (2 full and 1 half) and then the flooring in the kitchen has some water damage from an improperly installed french door (not by me. was done by the previous owner). I am a buy and hold investor looking to improve my cash flow on this unit so I would am planning on increasing the rent which the comps in the neighborhood support. Any advice for finding a trustworthy contractor?

I purchased this home in 2005 and it's been a rental property since 2007. It's in need of renovations and in typical female fashion I could easily go overboard with it. How do you determine what it right for the area and rental market? I am the type of person that feels strongly that this is a long term investment and I want the renovations to be quality, timeless, and be a great value. Oh and I am a really intimidated by the idea of finding a reliable and TRUSTWORTHY contractor.
