Quick analysis on Multi unit property
Ok here's a property I am thinking of submitting an offer on:
1-sf block home 1630sq ft pristine condition(owner occupied) potential rent $1300
2- duplexes 4 units total 2/1 each rents are $675,$750,$750,850. All units are in excellent shape.
3- mobile homes $650 each metals roofs all in excellent condition.
Everything is 100% occupied (except owners house) with many long term section 8 tenants.
Expenses on the rented units ran right at $15,000. Last year.
They are asking $450,000. There is room to build out 2 more duplexes with county approval. Is this a good deal? What should I offer?
