I have a 8 unit multi family property.

1 single family home

2 duplexes

3 mobile homes all on 2.5 acres of land.

Grosses $6500 a month.

I own the property free and clear. I’ve had it for almost 3 years. Excellent rent history, rarely a vacancy. I would estimate its value at $500,000.

My question is what is the best way, and easiest way to borrow money against this property? I am needing the capital to help expand another business that I own that is exploding. Thanks in advance!

I have a guy wanting me to buy his MHP. He wants a lot for it, just wondering if I were to make an offer what you think a good deal would be. 18 units all park owned 2.5 acres Small Landry area ($250mo) Well water Septic systems Units are old and run down $8500 per month gross Asking $790,000

I saw some posting about property management software. but it looked to me that it was very large scale property management operations. I am taking the next step with my rental business. I currently have 10 units and within the next 2 years I plan to add about 20 more. I am looking for something to streamline the process, keep track of the books, and help me be organized and efficient in my business. Can anyone recommend software that would fit my needs?

I am looking for some suggestions on banks in the Central Florida area that work well with REI.
Ok here's a property I am thinking of submitting an offer on: 1-sf block home 1630sq ft pristine condition(owner occupied) potential rent $1300 2- duplexes 4 units total 2/1 each rents are $675,$750,$750,850. All units are in excellent shape. 3- mobile homes $650 each metals roofs all in excellent condition. Everything is 100% occupied (except owners house) with many long term section 8 tenants. Expenses on the rented units ran right at $15,000. Last year. They are asking $450,000. There is room to build out 2 more duplexes with county approval. Is this a good deal? What should I offer?

I have not ran across this yet. I have a realtor wanting to see proof of funds in order to see the financials on a multi unit property. I guess my question is what can I show her other than a bank statement? I'm not really keen on showing that info this early in the game?

Good morning all, I have a .5 acre piece of property zoned residential. It has an old house that I keep rented, but the property has negative cash flow. My question is would I be wise to clear the land and have a fourplex built? I am thinking 4 2/2 units. In my area I should be able to get $950 per. What is involved in this that I might be missing? Any thoughts are welcome and appreciated.
