Closing on another Flip, Getting The Tenant To Move

Hi Everybody and thanks again for making BP the BEST Community, 

Thank god closing on another flip soon, usually don't buy occupied properties, this one I decided to go for it, arranged the tenant to move, and will pay for the moving expenses.

Question is, 

1)Would you have them sign they give up all rights so they don't change their mind?

2)They have a dog and claim can not take to the new residence where they rent, what can be done?
