Hi Everybody and thanks again for making BP the BEST Community, 

Thank god closing on another flip soon, usually don't buy occupied properties, this one I decided to go for it, arranged the tenant to move, and will pay for the moving expenses.

Question is, 

1)Would you have them sign they give up all rights so they don't change their mind?

2)They have a dog and claim can not take to the new residence where they rent, what can be done?

Hi Guys & Gals,

Recently rehabbed a 1900 SFH in a Low-Mid class neighborhood,

Purchase price $72000

Rehab $65000 including insurance, fees, etc.

Sold $175000

Took 90 days from closing to closing.

Have an option to buy from the bank 8 units as a package deal for more or less similar price, all within the 5 sq mile.

Will you jump into it? and what will you look out for?

Your advice is greatly appreciate it!

Thank you all for your input, 

after reviewing all the posts, most people mentioned the price is an issue, even though the potential clients didn't mention anything about the price, (maybe because they know they cant get any home for such a low price in the entire neighborhood)

Will drop the price and fix-up the small stuff will not start moving walls, new kitchen floor, etc. and  keep you all posted.

My question is should i drop every 2 weeks a couple of $$$ or in 1 shot 10-20K?

Thanks for your insights and i'm not offended :) i reached out to here comments, positive and negative alike, its all for my benefit.

I did fix up some stuff after the photos were taken, plus the kind of people buying here are very simple and not looking for the 2016 latest model car or house and not complaining about finishes, its just the layout that is in the way.

You are right, The listing has to be modified.

The 2 Bedrooms have closets.

No flood insurance needed.

Good news! that the comps you found are a whole different animal, as they are located in a 55+ community with HOA and other fees that is not the case with this house.

I just hope you don't decline/buy a deal with such due diligence

it is a crawlspace, no AC but tons of windows very airy, most of people in this neighborhood have no AC

I would remove the kitchen wall, but the height of the ceiling doesn't add up, so i cant actually do it,

where would you do a detached garage?
