Hello! In need of professional that can assist in removing a one time late payment for Cap One Auto loan   from 1 year ago from all 3.credit reports. I tried Lexington Law and another company with no success. Any insight is greatly appreciated.

Hello fellow BP's I am seeking advice, guidance and possible business partners to fund a short-term deal. I am located in Springfield, OH I currently have acquired 22 units over the past 18 months and as of July 2018 100% occupied utilizing the BRRR strategy. I am currently looking at commercial building with approximately 6.846 sq ft. Primary business is successful pawn shop that's been in business for over 30 years. The owner currently just wants to sell the real estate and negotiate terms in regards to renting the building for current pawn shop business. This building is in prime location downtown Springfield. I am seeking short-term investment 3-6 months with building and primary 1st lien until I refinance with my local bank. Right now just in preliminary talks until I can establish short term funding of the deal. Possible funding needed to secure is $180K with an estimated current value of $250K.

 Yes all my properties are located in OH. Secondly, I do have expense and revenue reports for all properties. What did you have in mind in regards to financing options moving forward?

Appreciate your insight. what is your rate/ term on your seasoning matrix i.e. 30 day and 12 months? Also what do you offer for commercial loans on apartments buildings? If so what is the downpayment LTV?

I currently acquired 10 properties in 2017 by establishing title under my LLC using the BRRR business model with success. However, I have reached my lending max. with my local banker who was lending me 80 LTV on mult houses combined in the refi process. I reached out to another local bank and was told my entity was a risk factor because of 10 properties acquired so quickly and the cash out refinanced option used in less than year. I am seeking guidance on how I can continue until 2018 with the same business model? My goal is to continue using the the commercial refinance cash out option to pull equity and grow my business. Appreciate the input!

Hello fellow BP's I just want to say thanks in advance for viewing this posting. Blessings! I am here right now to illustrate an investment opportunity with low risk and high reward! Specifically, I have the opportunity to purchase 2 single family houses and vacant lot (all units adjacent to each other). 

Short testimony I have been trying to allow myself the present in the real estate business for about 1 year. Specifically, improving my credit and now proud to say zero negs on Exp. and only 1 neg on both Trans and Exp.Namely, I will provide a property analysis report per request. I have the opportunity to purchase both properties and vacant land for low discount rate of 25K. Also with gross monthly income of $1100 tenant pays all utilities. I estimate the appraised value of both combined properties of 75K. 

My plan is to successfully cash refinance on both properties based on appraised value in 30 days with at least 65%Ltv to cash out potential investor. Indeed, the potential of APR of 40% return on investment with exit strategy of cash out refinance on each deal in 60 days is realistic.
