Millard one bedroom multifamily building

So I'm looking at a 4 unit, 1 bedroom multifamily building in Millard Nebraska. I have only dealt with 3 bedroom houses in Omaha so far and was wondering how other local investors like one bedroom units? This is in a great location but I'm wondering what range of rents and vacancy rates others are seeing within our market?
