Condo for Auction

I found a condo in Searcy that appears to be a good deal.  I've never bid on a property and am a bit hesitant.   I'm in search of a loan for this deal.  There is a $5,000 deposit that is refunded if I do not win the bid.  There is a potential $20K profit.

This is a new one for me.  My previous deals were done with individual buyers and off market properties sitting at a kitchen table.  All advice will be greatly appreciated.
