Check the laws in the state you intend to buy.  In Arkansas I found out (after I got my license) that a licensed agent must do a double close instead of traditional wholesale.  There are other differences, but make sure to check the laws.

Agents have to present all offers, even if they call the listing agent first and tell them what's on the way, they have to submit it. Go to a local REIA group and find a Realtor there. Get someone who is used to working with investors. A good Realtor will bring you homes and help you close solid deals.

While I don't disagree with the other comments, I do want to add something.  Investigate "transactional funding" and "joint ventures".    Go to your local Real Estate Investors Association.  Just because you don't have the money right now, doesn't mean that someone with money won't partner up with you if you have a good deal.    Keep studying and stay creative!

@Brian Adams it is for a 10 - 20 unit complex, but the current owners are using an Excel spreadsheet.  I've been a bookkeeper forever and know that as "simple" as QuickBooks is, it is not user friendly when the user won't use it.  ;)

I'll look into Realpage.  

@Bjorn Ahlblad how do you do manual rent rolls?  Just an Excel spreadsheet?

@John S. I've used QuickBooks since 1998, but just think there might be something better for this situation.

Thank you everyone!!!  A colleague has a deal he is working and needed some options so I put on my cape ;) .  I've convinced him to start a BiggerPockets account and given him your information.  

Now I'm looking for my next deal.  @Nathan Turner yes, I'd like to talk with you about that deal.
