Real Estate is a unique investment because any loses accrued are solely contributed to yourself, especially in SFH. Where as stock investing you put a lot of trust in management and reading annual reports. Individual stock investing takes a special type of person, there is a lot of reading annual reports and finding hidden information, research Warren Buffett and his PetroChina investment, pure case of buying a company worth 2 billion for 500 million, or buying dollars for .25 cents.

In real estate, being the buyer is the first part and of course the most important. Like stock investing, you make or break the deal at the purchase, again you are trying to buy dollars for .25 cents. Real estate deals are more abundant on a small scale since you don't have to compete with the institutional money, but your profits (on a dollar per dollar not % basis) are smaller.

Specific to your dad, the #2 + #3 he had that cash flowed well tells me he was an emotional investor, even #1 shows he was an emotional investor by selling after 1 bad tenant.

Hardert part to real estate is finding the deals, just like the stock market.

Or if you want, just invest in the S&P index for a "safe" 7%

You are doing really well with "ONLY" 86k W2 income. What were your purchase prices for your properties? Primary home, Condo 1, Condo 2 and Townhouse?

Where will you get the money to pay the 0% APR card?

What is your current cash situation? I think a simple balance sheet would help you tons!

If you are seriously set on conventional financing, 401k loan will be your best option. You can get very low rates and pay back over a maximum of 10 years, 50k is the max you are most likely limited to loaning.

Replace it when it dies, the water heater on the other hand I would replace as it can cause a leak. The A/C there is no advantage to replacing now.

Hello all, I come today wanting to discuss the strategies and mindset in investing in a price stagnate and almost slightly depreciating market. I attached a few snap shots of a zillow price trend, I know it is zillow and not the most real able to use. In the El Paso area are population is increasing however it is due to births and immigration, migration out of the city is very high for high wage jobs.

I am considering investing in this area beyond my primary home and these graphs are alarming, on one hand it spells opportunity for a lower price but other hand not much opportunity for investing if this continues.

How should I view this situation?

CNC machine operator! Learn set up then programming good future in that field, it is extremely tough and low paying initially but if you can edit and modify and set up mill and lathe you can make decent money, look in the North east ATL for jobs like this!

@Luka Milicevic sounds like your first rental was a good deal!. What is the ARV of the rental?

Hello all, been researching a lot and wanted to get everybody advice on what they feel how the first property should be purchased. 

From what I understand there is 3 ways to purchase a home, Retail which is through a real estate agent and MLS, Auction through sites like huzbu and auction.com but require more legwork on title search, (which I would love to learn) and pre-foreclosure or short sale which is submitting and offer through to the bank.

The areas I do like is the Lutz, Carrollwood, Oldsmar, Brandon and even some of Riverview for SFH.
