I hope this turns out to be a success story.  With the help of a friend I purchased my first investment property.  Total out of pocket for me was $28K (20% down with traditional financing).  It is cash flowing at $380 a month after everything.  Which is good, but now I'm low cash in my investment budget.  I did the deal before finding BP and am thinking I should have tried flipping first to build up some cash.  Ideas?  Anyone in the Boise area that is having success at flipping?

Cash on cash return to me looks good at 16% if that's cash flow after all expenses. Now time to save some pennies or get creative on the next deal. Best of luck!
