I'd like to hear from Idaho area flippers on amount of profit they are trying to get out of a flip.  Has the "hot" market in the Boise area made it more difficult and you've had to lower your spread?

I hope this turns out to be a success story.  With the help of a friend I purchased my first investment property.  Total out of pocket for me was $28K (20% down with traditional financing).  It is cash flowing at $380 a month after everything.  Which is good, but now I'm low cash in my investment budget.  I did the deal before finding BP and am thinking I should have tried flipping first to build up some cash.  Ideas?  Anyone in the Boise area that is having success at flipping?
