It doesn't necessarily need to be house hack, I just want a property that cash flows nicely. Preferably multi-unit, but I'm okay will single family. 

I got approved for 150k through a conventional at 3.5% down and 5% interest. 

I want to go shopping with that. 

What are my options? 

The criteria being that it must be reasonably close and under 200k. So under 200k and within 30 minutes of 33165.

No, I had not. That's a great idea. So the concept is live in it temporarily, then move out at first chance once I can get that unit fixed up and rented too. That will allow me to fill the whole property up and I can live in an area that I enjoy more. Thus fulfilling my lifestyle design credentials on wanting to live in an area I like.

I live in Miami Florida and I want to get involved in Real Estate Investing. 

How do I balance where I ideally want to live with investing in Real Estate properties? 

I love the FHA -live in one unit, rent out the rest House Hack model- but these properties seem to be too expensive here. The only large quantity of properties in my under 200k price range are studios. I cant rent out a studio while living in it! Arrrrg. What do I do? What should I consider? How to I prioritize lifestyle design and Real Estate investing?

For example... I may be able to buy a duplex in Tallahassee, Florida and make this model work, BUT I'd be sacrificing my income potential on the front end of things (from my job).

Does anybody have some advice/opinions/connections with getting involved in Commercial Real Estate Sales or possibly an analyst position?

For example, determining cash flow on an apartment building to pitch to a potential investor.

My dream job/career would involve finding good deals that appreciate and cashflow for investors until I can afford to one day do so myself.

I'm super interested in the more RE specific aspect of things , Cash flows, pro formas, cap rates, investing etc. I want to do this because I believe I need two things to succeed in RE investing. First, I need the specific knowledge of a targeted market. I hope to gain this by getting a job in the industry where I'm doing valuations on a daily basis. Secondly, I believe I need capitol, or the ability to raise capitol, to get in the game for myself. So I'm figuring while I get a job in the industry, while getting to know a market, I can save money and network with private players.

Any opinions?

4) I feel like I'm driving too slow and get anxious when people are behind me. i drive fast and feel like I'm missing properties. other than slowing down and pulling to side any tips? i see why walking or riding bike could be advantageous because i have a big truck and hard to stop ion roads sometimes

1) When is safest time to drive for dollars. I do it alone and driving in war zone areas sometimes. 

2) Best way to log your driving for dollars houses?

3) How many houses is a good amount to get in one day? (vacant ones)
