Mobile Home Park Evaluation

I have an investment group that is specifically looking to purchase a mobile home park in the Cincinnati, Ohio / Northern Kentucky area.

As we evaluate different options, we'll do normal due diligence investigation (title, survey, zoning, etc.) and prepare a cashflow analysis, but wanted to get some feedback from the forum to see if there is any pitfalls/considerations specific to mobile home parks that members wish they investigated prior to purchase

A great resource for MHP due diligence is the book by Frank Rolfe and Dave Reynolds 30 Days of Successful Due Diligence on Mobile Home Parks
