Are there any landlords out there that include/provide "free" Internet & Cable TV to their tenants?  If so, just curious about the following:

a) what type of contract do you negotiate with your service provider?

b) do you own any of the equipment (modems, wireless routers, repeaters, etc)?

@ Bryan C., Thanks; we have done very little in terms of repairs, mostly a couple thousand in the basics (wired smoke detectors, etc.) and this spring intend to make some landscape upgrades (curb appeal), but biggest expense/return has been adding a couple fully furnished units that include cable & internet and make those available at shorter terms (1 - 3 months).  With the upgrades mentioned above: a $500/mo standard apartment can be offered @ $800 or more /mo pending term.

I have an investment group that is specifically looking to purchase a mobile home park in the Cincinnati, Ohio / Northern Kentucky area.

As we evaluate different options, we'll do normal due diligence investigation (title, survey, zoning, etc.) and prepare a cashflow analysis, but wanted to get some feedback from the forum to see if there is any pitfalls/considerations specific to mobile home parks that members wish they investigated prior to purchase

I’ve been listening to B.P. Podcast on/off for about a year and a recent piece of advice regarding connecting with other investors is simply to post on the forum a recent transaction/ what we're working on, so here goes:

Several months ago I came across a listing posted on Craigslist ‘By-Owner' for a 9-unit apartment building for sale for 315k in Cincinnati, OH. I was able to close on the property with cash for just under 300k. The property generates about 35k NOI as-is and we have implemented a couple short-term furnished units to further boost NOI with only minor capital improvements. With river views and proximity (5min drive) to downtown, we believe that the real value of the property is in the land and its future redevelopment potential.

I’m simply looking to connect with other investors with like-minded investment strategies: investing in cash-flowing properties with future redevelopment upside.
