Best way to get funds with bad credit but have equity in a prop.

so I'm thinking of buying a rental unit that's right at the top of my budget and I will need some extra cash to renovate it so how difficult will it be to secure a loan with bad credit if I want to use the rental prop as collateral  after I purchase ??? Any info is appreciated thanks
