Investment advice

Hi! I will appreciate some help on the following scenario. I want to buy an investment property (townhouse) for $120k now, which would be rented by $1,400. Assuming that prices will decrease with the next crash? in 4 or 6 years? to $80K would be a good decision to wait and buy low? What about opportunity cost and lose all those years from rent income. I don't know if I'm thinking in the right way, I will appreciate some advice. Thanks! John
