Two Homes One Parcel Number #

BP Community,

I noticed two single family homes on a great up and coming road. Both single family homes about 1700 sqft. One home is fully rehabbed and occupied by an Insurance Company (Picture above: I marked this home with an X). Behind it is another SFH that is in fix/flip kind of a shape. It needs a rehab. But I noticed both of these homes are under the same Parcel #. The back home is not in use at the moment because it looks inaccessible/inhabitable (Picture above: I marked it with a colored in blue box). I assume the insurance company owns both of the houses but only needs one to run their business. I saw it and thought to myself. What if I walked into the insurance company and asked if they needed the home in the back and or are interested in selling it (They purchased the homes in 2008.) Because I assume they have no use for it maybe they'd be willing to sell it. From the little I know i assume the parcels would have to be split. As the back home is now, it is in a very inconvenient location with little to no use. But I do know that the area in the back of this home is going to be a very nice road because they are building a 300 unit structure in the area behind it (for student living/bars/restaurants). The new road will be there within a year. The location is amazing and in a college town here at FSU.

1) Can these parcels be split and sold separately so I can do something with the back property?

2) How do I go about this?

3) If it was all possible, how would you guys structure the deal? Rehab and rent? Fix and Flip? Any advice would be great!
