Potential Wholesale Offer

Good Day to everyone here. I have a quick question about a property that is a for sale by owner. I'm going to make an offer today to wholesale it but I just wanted a second opinion on how much. Owner is asking $110 and I ran the analysis on the BP Wholesale calculator and MAO was $80K. The only repairs needed are an update to the kitchen after viewing the home. I haven't had an inspector go through it but everything's else has been replaced as far as majors (roof, HVAC, carpet, paint) kitchen is outdated but can easily be updated for $10-15K. Please assist.
