Wholesale with realtor

Hello,

I am new to bigger pockets and I recently came across what could possibly be a good deal if the price is right of course. Any tips on deals that involve a realtor? For example, I called for one property and an agent called me back. I just want some advice being that an agents job is to sell the property for highest amount. Is it recommended find a way around them to contact the home owner or should I negotiate with the realtor?
