I am new to bigger pockets and I recently came across what could possibly be a good deal if the price is right of course. Any tips on deals that involve a realtor? For example, I called for one property and an agent called me back. I just want some advice being that an agents job is to sell the property for highest amount. Is it recommended find a way around them to contact the home owner or should I negotiate with the realtor?

I have had issue finding a purchase and sale agreement as well as the assignment any clue as to where I can find them?

There are not any magical contracts for that. I use a simple 1 page purchase agreement that is assignable, I put a 60 business day close, and I have an assignment of contract that I use to sell it.
